Routine Inspection

Entry / Exit Inspections
$185+GST
- 1 Bed - $185 + GST (1 Bed / 1 Bath / 1 Car / Courtyard)
- 2 Bed - $200 + GST (2 Bed / 1-2 Bath / 1-2 Car / Courtyard / Small Yard)
- 3 Bed - $220 + GST (3 Bed / 1-2 Bath / 1-2 Car / Courtyard / Small Yard)
- 4 Bed - $250 + GST (4 Bed / 1-2 Bath / 1-2 Car / Front & Backyard-Garden Shed)
- 5 Bed - $270 + GST (5Bed / 2-3 Bath / 2-4 Car / Front & Backyard-Garden Shed)
Additional Costs
- Fully Furnished - $150 + GST (When full entry/exit report is also being conducted)
- Acreage - $150 + GST (When full entry/exit report is also being conducted)
- Large Sheds - $55 + GST per shed (When full entry/exit report is also being conducted)
- Virtual Tours - $75 + GST per property (Vacant properties Only or tenant consent must be provided)
Inclusions
- Measurements provided of replacement items needed for maintenance, eg - blinds, dishwasher, cooktop etc (Areas must be clearly accessible in order to get measurements)
- Where available serial / model numbers etc will be taken of all appliances for both maintenance purposes for routine inspections and also at entry inspections.
Exclusions
- 360 photos will not be available to those who use PropertyMe due to app issues with it not syncing with the 360 camera and it over heating, shutting down the camera. This is a known fault to PropertyMe.
- Ceiling cavity inspections
- External Roof / Guttering - only what is visible from the ground will be inspected
- In-accessible areas of properties due to overgrown vegetation etc
- Smoke Alarm testing / compliance
- Safety Switching Testing
Inspection Disclaimers
- This is general advice only and visual inspection only. The Client should arrange annual inspections by licensed inspectors & licensed tradespersons.
- Any Inspection Report provided is not prepared by a Building or Pest inspector licensed under the Queensland Building Services Authority Act 1991, and as such does not constitute a Building or Pest Inspection Report.
- The Owner should ensure Local Government inspections have been carried out to confirmcompliance with the Building regulations 2006 as amended in respect to Swimming Pool /Spa Fencing.
- For those agents using the PropertyMe inspection app, no responsibility is taken for the loss of images or data failing to upload via the app. This is a non fault with the PropertyMe inspections platform and we are not at fault or liable. Any re-visits needed to the property will be charged again at the above rates.
- Tenant aggressive behavior will result in our staff immediately leaving the property
- Areas that contain unrestrained animals will not be inspected, if an animal is inside the property and the tenant is not home, we will not access the house. If the animal is unrestrained in the backyard, this area will also not be inspected, full inspection fees still apply.
- Travel / Toll Fees may apply.
Payment/Condition Terms
- Payment terms will be strictly adhered to as per invoice/s sent
- Payment will still be required in full in the following circumstances:-

- Failure to gain access due to incorrect keys being provided
- Tenant denial of access even though entry notice has been provided
- Tenant aggressive behavior will result in immediately leaving the property
